We get asked about Landmark every week, and the questions are almost always the same: who builds here, what does it really cost, and what is nearby? This guide answers them in one place. I’ve walked the community and made a video tour, and I pulled the numbers from Hillwood’s official pages. Where something is planned and not yet built, I say so.

What I tell buyers about comparing builders
Starting price is not final price. Lot premiums, structural options and design selections can add a lot. Compare the same lot size, the same square footage and the same finish level, and ask each builder what is included.

Lot sizes in Landmark

Lot widths run from 40 to 70 feet, in both front-entry and rear-entry options on some sizes: 40’ rear, 45’ front, 50’ front, 60’ front or rear, and 70’ front or rear. Wider lots generally mean larger floor plans and higher prices, and they change which builders you can shop.

Where Landmark is and how to get around

Landmark is in northwest Denton, ZIP 76207, near I-35W. The sales center is at 9018 Landmark Trail, Denton, TX 76207. The community plans about 6,000 single-family and 3,000 multifamily homes, with 900 acres (5 million square feet) set aside for commercial use and a 300-acre park and entertainment district.

Schools

Landmark is in Denton ISD. Current zoning is E.P. Rayzor Elementary, Harpool Middle School and Guyer High School. Three on-site schools are planned, but they depend on future bond elections. Confirm zoning with the district before you buy, because boundaries can change.

What a home in Landmark really costs per month

The sticker price is only part of it. Landmark’s combined tax rate is about 2.70% (MMD 0.77, City of Denton 0.595, Denton County 0.186, Denton ISD 1.153), plus a $1,600 per year HOA, which works out to about $133 a month.

Home value Property tax / mo Tax + HOA / mo
$400,000 $901 $1,035
$500,000 $1,127 $1,260
$700,000 $1,577 $1,711

Tax figures use the 2.704158% combined rate on the full home value and exclude principal, interest and insurance. Your assessed value and exemptions will differ.

Utilities: City of Denton (water, sewer, trash, electric), Centric gas, and Centric gigabit fiber starting at $65 a month.

Steve’s take

What I like, and what to watch
I like the range of builders, the amenity plan and the way the HOA covers front-yard maintenance. Watch the timelines: the H-E-B, the on-site schools and the entertainment district are planned, not built. Buy for the home and the lot you can see today, and treat the rest as upside.
